Our experts provide advice on investment sales and acquisitions, sale and leaseback/manage-back opportunities, forward funding and forward commitment requirements. The investment team also works with developer clients on site sales and acquisitions; operator search and selection processes; and branding, management contract and lease negotiations.

Our investment advisers identify acquisition opportunities within their specialist sectors: hotels, pubs, restaurants and care homes. These sectors are becoming increasingly attractive to investors and many of the investment opportunities we are able to introduce to our clients provide higher yields than those reportedly achieved outside our sectors.

Our investment team calls upon the knowledge and skills of colleagues in agency, valuation services and consultancy to help identify the most suitable opportunities.

RELEASING EQUITY
Many owners and operators within our sectors are keen to “separate the bricks from the brains” and release equity from their business by instructing us to sell their freehold property assets. We also receive frequent approaches from investors who are looking to enter, or perhaps increase their presence within our sectors. Our experienced team has valuable contacts and an
in-depth knowledge of finance structures, which enables us to assist in the composition of successful investment deals.

DEVELOPING OPPORTUNITIES
The Investment & Development team often provides advice to developer clients who are looking to include a hotel, leisure, care or retail element within a mixed-use scheme. Suitable operators can be introduced at an early stage to ensure that the development progresses in line with their requirements. The introduction of a suitable operator is just one of the many advisory services our Investment & Development team offers to developer clients. We are often invited to provide advice throughout the life of a development project, from inception to completion. Typical activities may include confirming the suitability of a new business location; introducing a leading brand; and, having negotiated the necessary lease or management agreements, identifying a suitable investor to acquire the freehold asset.

The introduction of a well-known brand can add significant value to a new development scheme because it not only provides the business operator with all the benefits of customer recognition, it also boosts investor confidence.
A number of leading operators are equally keen to target going concern businesses in key locations to enable rapid expansion and improve geographical coverage. We have successfully negotiated new lease agreements on a number of city centre businesses, subsequently selling the freehold asset to an appreciative investor.
