The White Horse, Risby
The Ipswich Office of national business agents, Christie + Co, has been instructed to market for sale the White Horse freehouse and inn in Risby, Suffolk, with an asking price of £37,500 for the leasehold interest.
The White Horse is in the west Suffolk village of Risby, which is four miles west of the market town of Bury St Edmunds, just off the A14, giving easy access to Bury St Edmunds and Ipswich to the east, and Newmarket (11 miles) and Cambridge to the west. The pub is next to the A14 so it is well-placed to draw trade from both the local community and an extensive catchment area.
This Grade II Listed property includes a bar area (seating at least 20), a separate lounge area (seating 20), a 24-cover restaurant, a games room and a trade kitchen. There are also eight well-appointed en suite letting rooms on the first and second floors, the most notable of which is the newly-designed Huntingdon Suite as refurbished by Alex Polizzi on Channel 5’s ‘The Hotel Inspector’ in an episode which aired in June 2011.
Externally, there is a lawned beer garden at the rear of the property (featuring its own bar), a large car park at the front and side and various timber outbuildings.
The current trade split is approximately 65% accommodation, 20% food and 15% bar. Therefore, there is clear scope for an incoming operator to develop the business, in particular, the catering and bar elements.
