Restaurant and Farm Shop at Kimbridge on the Test sold on new lease

A brand new lease on Annie’s Restaurant and Kimbridge Farm Shop on the great sporting estate of Kimbridge on the Test, situated in the village of Kimbridge, two miles from Romsey in Hampshire, has been sold to a local couple through the Winchester office of leading licensed property agents, Christie + Co.
The business has an idyllic setting on the glorious River Test within the Kimbridge estate, which offers seven miles of arguably the best chalk stream fly fishing in the UK.
Extended and developed from a small tearoom, Annie’s Restaurant is a delightful, fully licensed restaurant offering excellent homemade food, including smoked trout from the estate and a packed lunch service delivered to fishermen on the riverbank. Ideal for private functions, the restaurant seats 60 diners, a further 12 in the conservatory, 36 on the terrace and 14 on the patio. The premises were refurbished and re-landscaped four years ago including the installation of a new kitchen. The Farm Shop has doubled in size and offers a range of goods from delicatessen products through to gifts and fishing jackets. The fresh produce is predominantly sourced from the local area or the estate itself.

The restaurant and shop were previously run by the estate manager and will now be operated by the new owners, husband and wife team Alan and Jo Gray, from the Southampton area. Christie + Co has sold Annie’s Restaurant and Kimbridge Farm Shop for an undisclosed figure after seeking £10,000 for a new 10-year lease with rent commencing at £10,000 per annum.
