Village freehouse in the heart of Hardy’s Wessex for sale

Acting on behalf of the Dorset-based family brewer, Hall & Woodhouse, the Winchester office of leading licensed property agents, Christie + Co, is handling the sale of the Royal Oak, a country freehouse on Dorchester Hill in the village of Milborne St. Andrew, in the heart of “Thomas Hardy’s Wessex”.
Previously let on a tenancy agreement by Hall & Woodhouse, the freehold interest in the Royal Oak has come onto the market for the first time in many years. The sale is due to the ongoing rationalisation of Hall & Woodhouse’s tenanted estate of some 200 pubs located in the South of England, from Somerset and Devon through to South West London and East Sussex.
A former coaching inn dating back to 1795, the Royal Oak stands alongside the A354, eight miles equidistant from the Georgian market town of Blandford Forum and the county town of Dorchester. It is the only public house in the small village of Milborne St Andrew, which is the Millpond St. Jude’s of Thomas Hardy’s ‘Far from the Madding Crowd’. The village is set in beautiful countryside in a valley just below the Dorset Hills on the edge of the Dorset Area of Outstanding Natural Beauty.
The Royal Oak retains many character features, including fireplaces and exposed beams. The detached, two-storey property briefly comprises lounge and public bars, a 40-cover restaurant, a 30-cover skittles alley/function room, four-bedroom owner’s accommodation, a lawned beer garden and a private yard. Planning permission has been obtained to relocate the car park to the rear of the property.
