The Swan Inn, a food-led pub in an idyllic setting overlooking the Yealm Estuary in the picturesque creekside village of Noss Mayo in South Devon, has been placed on the market with the Exeter office of leading licensed property agents, Christie + Co.

This gem of a pub, providing a bar and restaurant to seat 45, al fresco terrace seating for 56 as well as two-bedroom owner’s accommodation with private garden, is offered for sale on behalf of Alban Oliver, who has owned the lease for nearly four successful years and now wishes to pursue other business interests outside the licensed trade.

The Yealm Estuary, which lies on the South Devon Heritage Coast and within the South Devon Area of Outstanding Natural Beauty, is also a Site of Special Scientific Interest and a European Special Area of Conservation. With several lovely beaches nearby, the area is a paradise for walkers with the choice of the coastal path or many inland routes. The estuary itself is a focus for artists and water-based activities such as sailing, canoeing, windsurfing and fishing as well as crabbing from Pope’s Quay, right opposite the Swan Inn.

The twin villages of Noss Mayo and Newton Ferrers, which are linked by a ferry, lie on opposite sides of the tidal estuary, where the River Yealm reaches the sea from its beginnings high on Dartmoor. Noss Mayo, on the southern bank, has the coastal path on three sides. With its picture-postcard charm, sheltered estuary and wooded riverbanks, the village is a prime destination for holidaymakers and second homeowners.

The Swan Inn, with its great food, stunning views and creekside seating, is ideally placed to attract local residents, holidaymakers and walkers alike. It features as the start or end of a lovely pub walk from the village through National Trust woodland and alongside the Yealm, taking in the Mew Stone and Wembury Point on the way to Wembury Bay along the South West Coastal Path.
