38/57797 Brighstone Tea Rooms

The Winchester office of leading specialist business agents, Christie + Co, has been appointed to handle the freehold sale of Brighstone Tea Rooms, Bed and Breakfast and Restaurant in the picturesque village of Brighstone, on the Isle of Wight.

One of the prettiest villages on the island, Brighstone is located three quarters of a mile from the sea and seven miles from Newport. Set in beautiful countryside on the chalk downs with scenic walks and cycle routes, the village is home to Brighstone Shop and Museum, the island’s only National Trust gift shop, and has an 11th Century church, a cluster of thatched cottages, a post office, a public house and a good primary school.

The Tea Rooms stand opposite the church in the heart of the village. The large, detached property dates back to 1885 and has traded as a tea room since 1968. The tea rooms and restaurant seat 52 customers, with a lovely tea garden to seat a further 52 and a car park. The four en suite letting bedrooms on the first floor have been awarded a 4 Star rating from Visit Britain.

The business is licensed to sell alcohol and offers a varied menu of home-made and freshly prepared food, including 'deluxe' cream teas, a selection of cakes, a ‘Speciality Sausage Menu’, sandwiches, jacket potatoes, traditional breakfasts and a healthy children's menu. When possible, organic salads and vegetables are used.

Tonya West of Christie + Co’s Winchester office, comments: “Our client, Gary Newnham, has placed Brighstone Tea Rooms on the market due to retirement. Mr Newnham, a local builder, purchased the business three and a half years ago and has greatly improved the property and introduced the letting accommodation, which was completed in April 2007 and is attracting increasing occupancy.

This is an excellent opportunity for new owners to acquire these well known Tea Rooms, which have been established for 40 years, together with restaurant and letting accommodation in one of the island’s prettiest villages. There is scope to convert the letting rooms back to owner’s accommodation, if it suits the new owner. Brighstone Tea Rooms, Bed and Breakfast and Restaurant is an ideal ‘lifestyle business’ purchase for anyone seeking a lifestyle change.”

Christie + Co is seeking £495,000 for the freehold interest in Brighstone Tea Rooms, Bed and Breakfast and Restaurant.
