Christie + Co markets lease of historic Pulteney Arms in Bath

The lease of the historic Pulteney Arms, a renowned real ale and rugby pub in Central Bath, has been placed on the market with the Bristol office of leading licensed property agents, Christie + Co.
Lessee Ash McMorris has owned the Pulteney Arms for approximately three years, during which time it has been operated under management. He now wishes pursue a fresh challenge, offering a superb opportunity for a new proprietor to develop the trade at this unique and traditional real ale pub.
The Pulteney Arms occupies a substantial, Grade II Listed, Georgian building built in 1759 of Bath stone on the corner of Daniel Street and Sutton Street at the end of the famous Great Pulteney Street, one of the finest Georgian Boulevards in Europe and a two minute walk from the centre of Bath and all its attractions. The Holbourne Museum and ‘The Rec’, home of Bath Rugby Club, are both nearby.
The magnificent city of Bath has the unique distinction of being Britain’s only city which is a designated UNESCO World Heritage Site. It attracts over 2 million visitors every year and has a resident population in the region of 80,000.
The Pulteney Arms briefly comprises a main character bar to seat 30, a small snug to seat 12, a first floor function room to seat 30 and three-bedroom owner’s accommodation on the first and second floors. Ancillary area include a large cellar, a first floor catering kitchen, a paved rear patio to seat 12 and seating area for 30 to the front of the property.

Christie + Co is seeking £85,000 for the leasehold interest in the Pulteney Arms, which is leased from Enterprise Inns with a current rent of £34,500 per annum.
