34/50870 Britannia Inn

An opportunity to purchase a wet-led community pub has arisen through leading licensed property agents, Christie + Co. The Britannia Inn, in Patchway, is offered for sale at an asking price of £275,000 + VAT for the freehold interest.

Patchway is a town of 12,000 people stretching from Filton airfield in the south to the M5 motorway in the north. The A38 and the railway line runs through Patchway from north to south. The area includes Patchway Trading Estate, Woodlands Park and Aztec Business Park as well as The Mall and other retail outlets at Cribbs Regional Shopping Centre. Filton College and the University of the West of England are also close by with Bristol city centre just 5 miles to the south.

The Britannia Inn, a detached, 2-storey purpose-built property, is prominently situated on the edge of a large residential estate adjacent to the local fire station and library.

Trade areas are located to the ground floor with well proportioned 3-bedroom owner’s accommodation on the first floor. The public bar offers seating for around 60, a games area with darts board and pool table, open-plan to the skittle alley, which can be separated by folding doors with alternative use as a function room.

Externally, there is car parking to the front, rear and side and a lawned side trade garden with benched seating and a covered smoking area to the front.

Nicholas Calfe, Director of Christie + Co’s Bristol Office, who is handling the sale comments: “The Britannia Inn is being sold on a freehold basis for existing use or alternative use subject to the normal planning consents. The business has been operated as a wet-led community pub with darts, pool and skittle teams; however, we believe that potential does exist to introduce a food offering.”

Christie + Co’s sister company Christie Finance can put together creative funding packages to potnetial purchasers. For further information please contact Evan Morgan on 0117 946 8502.
