18th Century Grade II listed coaching inn in picturesque Wiltshire sold by Christie + Co

The Lysley Arms
Acting on behalf of Heavitree Brewery, the Bristol Office of leading business agents, Christie + Co, has sold the leasehold interest in The Lysley Arms, in Pewsham, Chippenham, for an undisclosed sum off an asking price of £40,000.
Heavitree Brewery was looking to assign a new 15 -ear lease and work in partnership with a quality lessee. The new owners, brothers Paul and Geoff Windle, have numerous years of experience in the leisure trade between them, Head Chef Paul having 30 years' catering experience and Geoff previously ran the Salutation Inn near Castle Combe. Geoff’s son Matthew will also be joining the team as the full-time General Manager.
Paul and Geoff plan to run the business as a family pub with the emphasis on fine dining. New menus will be designed with daily specials cooked to order using locally sourced produce wherever possible and their own meats smoked on the premises. An ever-changing list of quality real ales will add to the offering. They also plan to develop the function trade with weddings and other functions as well as regular ‘bike’ nights and barbeques.
The Lysley Arms has occupied this site for around 200 years and has an excellent trading position on the main road just outside the village of Pewsham and close to the historic Bowood Estate. The site extends to an area in excess of two acres with large trade gardens, extensive car parking, a children’s’ play area and hardstanding for the erection of a marquee.
Internally, there is bar and restaurant seating for over 100 people as well as a separate function room for circa 60 with skittle alley and doors to the marquee area and gardens.
Nicholas Calfe, Director of Christie + Co’s Bristol Office, who handled the sale, commented; “We were delighted to act for Heavitree Brewery in the assignment of the lease for the Lysley Arms and wish Paul and Geoff every success in their new venture.”
