The vacant Grade II listed former office block, which is located within the Castle Bromwich Hall Estate, adjacent to the impressive Castle Bromwich Hall, has already been granted a change of use, subject to planning permission, to be converted and operated as a day nursery for up to 150 children within the 10,200 sq ft property.

Christie & Co has now been appointed to search for a nursery operator to take over the freehold of the property and use the prominent building to its full potential.

Tamara Skipworth, Business Agent in Christie & Co’s Birmingham office comments: “The Coach House offers an excellent opportunity for someone to acquire what could be a superb addition to an existing nursery group.  With such a prominent building as a childrens’ day nursery, this could be a real trophy asset and a new operator could create a spectacular childcare environment in this highly desirable corner plot position.

“We’re actively looking to speak to operators who would be looking to take on a building with piles of character and potential for a nursery setting. The property is surrounded by other commercial and residential properties including an accountancy firm and the Grade I Listed Castle Bromwich Hall Hotel, so the potential for this site to be successful is strong.”

The property, which holds a prominent position in an affluent area of Castle Bromwich, is highly visible from the main road with a number of local amenities being within a short drive, including large schools and national heritage sites.

Rosie Adlem, Associate Director at Christie & Co added: “The nursery market is particularly buoyant at the moment with a large number of group operators looking to expand across the UK.   We are excited about the potential that the Coach House holds and look forward to introducing it to a new owner who can take advantage of its numerous features.   It’s an exciting time to be working in the sector, and it’s fair to say that opportunities like the Coach House in Castle Bromwich don’t come around all that often.

“We’d be delighted to hear from operators who would be interesting in taking a look at the Coach House or those who are searching for the right business opportunity within the UK childcare sector.”

Christie & Co are inviting offers for the freehold interest in the Coach House.
