Historic Cartland Bridge Hotel & substantial grounds for sale

Popular wedding venue and country house, Cartland Bridge Hotel, set within a 19 acre estate in Lanark, Lanarkshire, is on the market through specialist business property adviser, Christie & Co.

Cartland Bridge Hotel, a three star Best Western branded lodging originally built in the late 1880s on what was the Baronald Estate and formerly named Baronald House, has operated as a hotel since 1942. With a rich history, the Category A listed building was initially a family residence and still features many original components including grand fireplaces and wood panelling.

Fully licensed for religious and civil ceremonies, the venue can cater for weddings and a range of corporate and special events, with a restaurant, bar, function rooms and conference facilities. The hotel provides 20 guest bedrooms, 18 of which feature en suite bathrooms.

Set within 19 acres of sprawling woodland and gardens, the site also comprises a detached three bedroom residential building, Lodge House, and a further two substantial development sites alongside the Cartland Bridge Hotel. Both sites, Walled Garden and Stable Block, had acquired initial planning permission for the addition of seven residential plots which has since lapsed but could be reapplied for and utilised by a new owner.

Within the privacy of its grounds, the venue provides a scenic, countryside setting but is also highly accessible, situated just off the main A73 and in close proximity to Lanark railway station, and less than an hour to major cities Glasgow and Edinburgh.

Undertaking a complete refurbishment and upgrade programme of Cartland Bridge when they acquired the hotel in the late 1990s, current owners Kimberley J. Lozito and Pauline E. Mann and Director David Kenneth Mann have invested in developing the business, which is operated under management.

Brian Sheldon, Regional Director at Christie & Co’s Glasgow office who is handling the sale, comments, "Cartland Bridge Hotel offers a unique opportunity to acquire a successful business and a substantial site with extensive potential for development. Having only been on the market for a few days, the site has already received interest from local, regional and national hotel operators together with developers.

“This high level of interest mirrors the current strong activity across our hospitality sectors where quality businesses, priced accurately and sensibly, are generating enquiries from a range of potential buyers."

The asset is to be ideally sold as a whole at offers in the region of £1,050,000 or in three lots – Lot 1 The Cartland Bridge Hotel and associated gardens (14.5 acres) at offers in the region of £650,000;  Lot 2 The Walled Garden and Stable Block (potential development of 4.3 acres) at offers in the region of £250,000 and  Lot 3 The Gatehouse Lodge at offers in the region of £150,000.
