Situated close to Urmston Railway Station within the Metropolitan Borough of Trafford, the home occupies a sizeable plot and is surrounded by private residential housing.  The M60 motorway and Manchester city centre are close by and easily accessed.

The property is a three storey detached building which has been extended to the side and rear with a two storey purpose-built care home extension.  The property has also been reconfigured to mirror that of a purpose-built home.  The site also features ample car parking and a conservatory within an enclosed courtyard.
The home is registered for 45 service users with 23 ensuite bedrooms.  The home has an excellent local reputation and is currently operating with high occupancy.

Gary Yeardley, Associate Director in Christie & Co’s Manchester office is handling the sale.  He comments: “Serendipity Care Home is a superb home.  The purpose-built extension is essentially a new-build facility but its uniqueness shines through in the existing building.  Having undergone a huge scheme of refurbishment work, it could almost be compared to a new-build home within the shell of the old building.

“The business is trading exceptionally well with profits exceeding £300,000 per annum.  The biggest attraction of all is the asking price at only £1.7m which represents exceptional value in the current market.  I would urge any interested party to make their interest known as soon as possible to avoid disappointment.”
