Grade II listed village pub comes to the market through Christie & Co

Specialist business property adviser, Christie & Co has brought to the market The Plough Inn & Attic Rooms, a traditional 12th century village pub located in the West Sussex village of Rusper.

Dating back the 1200s, the attractive Grade II listed country pub maintains an abundance of charm with its many period features, including exposed wooden beams and open fireplaces. The pub’s ground floor comprises the main bar area with seating for up to 33 covers, a good sized commercial kitchen with wash up area, beer cellar and office. On the first floor, there is an additional dining room for approximately 26 guests, as well as a separate private/function room for 10 covers. Additionally, there is a one bedroom owner’s flat on the first floor with a living area, kitchen and its own private access to the rear of the property.

Externally, there is a large trade garden for 150 covers, which benefits from its own potential bar area, plus additional seating to the front of the property for 16 guests.

Situated in the heart of the village, the pub attracts a strong mix of local guest and visitors from further afield. The pub also benefits from its close proximity to Horsham, as well as Crawley and Gatwick Airport, and has good access via the M23 and A24.

James Hughes, Senior Business Agent at Christie & Co is handling the sale and comments, “The Plough Inn & Attic Rooms is set in a lovely village in West Sussex and has great potential to increase trade even further. The free of tie opportunity of the pub is an aspect that will certainly attract potential purchasers and we expect to obtain significant interest in this characterful property.”

Christie & Co is seeking an asking price of £95,000 for the leasehold interest of The Plough Inn & Attic Rooms.
