Jurassic Coast cliff top hotel sold through Christie & Co

Specialist business property adviser, Christie & Co has completed on the sale of the Pines Hotel, a popular, seaside resort hotel located in Swanage, at the eastern end of the Jurassic Coast, the 95 mile long UNESCO World Heritage Site.

The Pines Hotel comprises 43 bedrooms with extensive public areas, which benefit from panoramic sea views over Swanage Bay and the Isle of Wight. Occupying an unrivalled cliff top location with steps to its own private beach, the property also has planning permission for 40 beach huts. The surrounding area offers great variety, from the medieval history of Corfe Castle and its hinterland of Hardy’s “Wessex” to the major cosmopolitan resorts of nearby Bournemouth, Poole and Sandbanks. 



The business has been owned by the same family for the last 50 years, during which time the hotel has established an excellent reputation regionally. Previous owner, John and Brian Puddepha decided to sell the business in order to pursue retirement. Brian comments, “Both John and I have thoroughly enjoyed our time at the Pines Hotel, however, we both felt it was time to move on and let someone else take the reins and Christie & Co was the obvious choice. We think that the new owner is an ideal operator to take the business forward and we wish him all the best.”

The new owner brings with him a wealth of hospitality experience with over 15 years of hospitality management and ownership experience, having previously owned and operated a hotel in North Wales prior to the acquisition of the Pines Hotel.  The purchaser comments, “I am delighted and excited to have taken over the Pines Hotel. I will look to continue to build on the fantastic reputation created by the previous owners locally and will further develop and invest in the business.”

The Pines Hotel was sold close to the guide price.
