State-of-the-art Wiltshire care home brought to market

Specialist business property adviser, Christie & Co, has been instructed by the Directors of Hill House (Malmesbury) Limited to market Hill House Care Home in Chippenham, Wiltshire, as a going concern.

Hill House Care Home is set on over 11 acres of beautiful grounds and comprises a purpose-built 42-bedroom care home which was constructed in 2016/2017. The grounds have far-reaching views to the south and benefit from planning permission for six assisted living apartments.

The site also offers a vacant 18-bedroom care home arranged in a beautiful Victorian period property which offers exciting development potential, subject to the necessary consents. The smaller property was originally built as a shooting lodge and benefits from many period features, including wide, open corridors and large rooms with high ceilings. It is understood that Neville Chamberlain’s son once owned and lived at the property.
Although Hill House currently trades as a residential care home for the elderly, it would suit a variety of care categories.

Rob Kinsman, Regional Director at Christie & Co, who is handling the sale comments, “This really is a fantastic opportunity to acquire a state-of-the-art 42-bedroom care home with huge upside potential. The wider site offers longer-term development opportunities either by re-opening the original care home to extend the overall capacity of the site or perhaps converting the beautiful property into an assisted living accommodation scheme.”

The freehold interest in the care home is being sold, to include fixtures, fittings and goodwill. Price is available upon request.
