The three-storey, wet-led pub is in a prominent High Street location, less than a five minute walk from Tunnels Beaches.  It features a spacious open-plan bar layout with a skittle alley to the rear of the building and a terrace area to the front. Upstairs, split across two floors with separate external access, is a large five bedroom owners’ apartment with a lounge, kitchen, bathroom and WC.

Stephen Champion, Business Agent at Christie & Co’s Exeter office is handling the sale and comments, “The Ilfracombe Arms has been run as a traditional wet-led pub for 14 years by the current owner who has now decided to retire from the pub trade and pursue other business interests.

“This business presents an enticing offering to potential purchasers and could suit a variety of uses due to its prominent location within the town.

“We continue to see strong demand town centre freehold pubs across the South West, with 84% of freehold pubs sold in 2015 going for continued use.”

The Ilfracombe Arms is on the market at £235,000 for the freehold interest.
