Two popular West Linton hospitality businesses brought to the market

Specialist business property adviser, Christie & Co has brought to the market two hospitality businesses, The Gordon Arms Hotel as a pure investment opportunity and The Old Bakehouse as a going concern, both of which are situated in the Scottish Borders village of West Linton.

The Gordon Arms Hotel is a small hotel and the only pub in the village, comprising four attractive letting bedrooms, all of which are fitted to an excellent standard, a cosy and traditional bar, 30 cover restaurant, decked beer garden and a small car park. Two double bedroom owner’s accommodation is also provided on the first and attic levels.

Having operated the hotel for the past three years, the existing tenants have established a strong customer base and will remain in place following a sale, presenting an excellent investment opportunity.

Situated on Main Street, The Old Bakehouse maintains many of the property’s original features, including the original bakehouse ovens, and comprises a small lounge area, main dining room with seating for 45 guests and a conservatory extension with additional seating for up to 30 covers, in addition to a fully equipped kitchen.

Currently open five days a week, the restaurant maintains potential to increase trade by extending the opening hours. The current owners have established the business as a successful and popular restaurant and lounge bar and benefits from an excellent reputation, presenting a new owner with the excellent opportunity to begin trading immediately and take the business to the next level.

Ideally situated 12 miles south of Edinburgh on the A702, the affluent village of West Linton is a friendly and vibrant community with excellent amenities, including a new primary school, a health care centre and various shops, and has benefitted from significant development.

Current owners, Steve Harper and Fiona Ingram have enjoyed a lovely working life in West Linton but have now decided to retire and look forward to spending more time on the golf course and horse riding, respectively.

Stuart Drysdale, Director at Christie & Co is handling the individual sales of both properties and comments, “West Linton is a popular commuter village, situated only 20 minutes from Edinburgh. The Gordon Arms Hotel benefits from a prominent roadside position and an established reputation as a popular local drinking establishment, with the current tenants benefitting from supplementary income from the letting bedrooms at first floor.

“The Old Bakehouse restaurant presents a new owner with significant potential to further increase sales, as the current owners currently operate the business on a fairly restricted basis as a lifestyle choice. We are confident there will be high levels of interest from both restaurant operators and commercial property investors for the two assets, both of which being sold on an individual basis.”

Christie & Co is seeking offers in excess of for £495,000 for the freehold interest of The Gordon Arms Hotel and an asking price £345,000 for the freehold interest of Old Bakehouse Restaurant.
