Luxury B&B neighbouring Snowdonia for sale through Christie & Co

Specialist business property adviser, Christie & Co has been instructed to sell Tudor Lodge, a luxury 4-star rated bed and breakfast located in the Welsh harbour town of Porthmadog in Gwynedd, Wales, bordering Snowdonia National Park.

Set just off the town’s high street, the extensively refurbished guest house boasts 13 high quality en-suite rooms, plus a self-contained two storey apartment for guest accommodation, with access to a patio area in the property’s private enclosed courtyard. The site also provides one-bedroom owner’s accommodation, a breakfast room, commercial kitchen, laundry room, storage space and private parking for up to 25 vehicles.

The traditional detached property has planning permission for extension to include a further 18 en-suite bedrooms.

Porthmadog is a very popular holiday hotspot attracting an increasingly high number of tourists year on year, generating further footfall for the prominently located Tudor Lodge. Situated within a 10-minute stroll to Porthmadog’s steam and mainline railway stations, the guesthouse benefits from being close to local attractions such as the resort village of Portmeirion, the world class narrow gauge steam railways, stunning beaches of the Llyn Peninsula, and the famous Snowdonia Mountains.

Keith Stringer, Director at Christie & Co’s Manchester office comments, “After eleven successful years of trading, current owners Carl and Anja Borum have now decided to sell. Under their ownership Tudor Lodge has developed into one of Porthmadog’s premier hostelries. Whilst Carl and Anja chose to trade the business only eight months of the year, profits are at a healthy £82,016, and should the successful purchaser wish to trade throughout the year the demand for quality accommodation upon the popular Llyn Peninsula ensures a good level of occupancy.”

Christie & Co is seeking an asking price of £735,000.
