Closed Chudleigh care home to be converted into residential townhouses

Specialist business property adviser, Christie & Co, has announced the sale of closed care home, Rosemount, in Chudleigh, near Newton Abbot.



Prior to closure, Rosemount was a care home registered with the CQC to provide accommodation for up to 20 service users in 12 single and four shared bedrooms, three of which had en suite facilities. The property is located close to the centre of the town of Chudleigh not far from Newton Abbott which offers a range of day-to-day amenities and is also less than eight miles from the beautiful Devon coast.
 
The business was previously owned by Mrs Rosemarie Noon, and has now been purchased by property developers, Ms Kamila Wszolek and Mr Amitosh Sahi, who plan to redevelop the home into a residential facility.

Ms Wszolek is a former midwife who always had a passion for property and took the plunge into full time property investment three years ago. So far, she has an extensive property portfolio in Plymouth. Mr Sahi owns his own dental practice and has been developing property over the last few years, specialising in new-build developments in Cambridgeshire. Rosemount is the pair’s first project together.  

Ms Wszolek comments, “We were looking for something to combine our skills and passions. I love transforming old buildings - I buy old, often listed, empty buildings and transform them back to life. Tosh, on the other hand, builds them from the ground up.

“Rosemount is a unique building with lots of history in a village location which I loved, in my beloved Devon. With our architect’s help, we have developed a plan that will convert it into seven individual dwellings while maintaining townhouse style. We fell in love with it as soon as we saw the plans!

“We both love creating property that is over and above the ‘norm’ and this project will be no different! We are hoping to create unique and stylish accommodation for first-time buyers and families alike and will be offering new owners the opportunity to purchase the units ‘off plan’ so they will be able to pick their own kitchen styles and final designs.”

Simon Harvey, Senior Director at Christie & Co, who handled the sale comments, “This is the second former care home that we have sold in the past few months - having completed on Beech House in Exeter just before Christmas – and, on both occasions, we have worked in tandem with a residential agent to provide the seller with the best possible coverage. We wish the new owners well with their re-development plans.

“There remains strong appetite across the South West for a wide range of care homes and, with many other transactions currently ongoing and nearing completion, the market is certainly positive despite the restrictions and challenges that we have seen in the first quarter of the year.”

The sale was also supported by local residential firm, Autograph Estate Agents.

Rosemount was sold off an asking price of £360,000.
