Situated just two miles west of Dunfermline in the affluent village of Crossford, the Best Western Plus Keavil House Hotel is regarded as one of central Scotland’s leading privately owned country house hotels. The hotel draws a strong mix of both leisure and corporate guests due to its close proximity to Edinburgh city centre, which sits just 19 miles to the south east and nearby attractions such as St Andrews, which is an hours’ drive away. It is a perfect gateway to the coastal villages, golf courses and beaches of the historic county of Fife.

Having been owned by the same family for approaching 40 years, it is only their retirement which has prompted the decision to sell this profitable 70-bedroom hotel, which is nestled in over 12 acres of landscaped gardens and boasts one of the largest health and leisure facilities in the region.

Since opening as a hotel in the 1980’s the business has been the subject of substantial investment, including the contemporary extension of the principal dining space in The Botanist Restaurant in 2017. The large space complements the extensive conference and banqueting facilities which can cater for large functions for up to 250 and are a popular choice for weddings.

The purpose-built, free-standing health and fitness club also situated on the estate offers an extensive range of health, leisure and casual dining facilities and is itself a highly successful stand-alone business, with a strong external membership base.

Jeremy Jones, Head of Hotels Brokerage and Brian Sheldon, Regional Hospitality Director for Scotland and the North West of England are collaboratively handling the sale to optimise Christie & Co’s UK network.

Brian Sheldon comments, “We are delighted to be entrusted to sell the Best Western Plus Keavil House Hotel, a very established four-star hotel. Quality hotels such as this are still proving to be of interest to regional and national operators, despite the market remaining unpredictable and we are regularly speaking with buyers who are looking for similar quality assets.”

Jeremy adds, “The hotel has been well-maintained with continual investment and upgrades. The elegant bedrooms are well equipped to meet the demands generated from the corporate and leisure guests, as well as the many weddings attracted to the business. We anticipate strong interest from a wide range of buyers for this substantial freehold hotel where we are seeking £3,250,000.”
