Eleanor Healthcare Group acquires two prime South East care homes

Specialist business property adviser, Christie & Co, has announced the sale of Conewood Manor Nursing Home in Bishop's Stortford, Hertfordshire, and Pine Lodge in Sittingbourne, Kent, to Eleanor Healthcare Group.

Conewood Manor is a residential and nursing home with 42 single bedrooms and two double bedrooms. The original part of the home is grade 2 listed and provides a comfortable, homely atmosphere with many authentic features. After five years and an investment of £1.8 million, the whole property has been refurbished, with all rooms now benefitting from en suite facilities, a six-bedroom extension, refurbished communal areas and landscaped outdoor areas. The business has been owned by Shervey Ltd since 2014 and was recently sold to allow the company to rationalise its portfolio of care homes.

Pine Lodge is a reputable, well-presented, and profitable managed home, caring for up to 59 residents requiring quality dementia care. The home sits in a detached property which has been extended to provide two interconnecting wings, with accommodation arranged over two floors, it has also been the subject of considerable expenditure so is well-presented throughout. The home is situated in a visible position on a bus route in the North Kent town of Sittingbourne. Pine Lodge was previously owned by Mr Steve Thompson who decided to sell as part of his retirement plans.

Both businesses have been purchased by large, independent provider of health and social care services, Eleanor Healthcare Group, which, with these latest acquisitions, owns a portfolio of nine homes.

CEO of Eleanor Healthcare Group, Mr Marc Santhi, comments, “At Eleanor, we focus everything we do around five main values: trust, respect, empowerment, innovation, and fulfilment. Conewood Manor is one of the top 20 care homes in the area and it was attractive to us for various reasons; run by a family-owned business, known as the best care home in the area and because of our ongoing interest in the care home sector, this was a no brainer. The home itself is very homely, prestigious, has a good reputation in the care home sector for great service, pleasant staff, it ticked all the boxes for us.

“The previous owner of Pine Lodge, Stephen Thompson, has built a great reputation for Pine Lodge for over 40 years, into the beautiful home it is now. He was extremely selective about finding a buyer for the home and, after much consideration, he eventually saw the vision that we at Eleanor have for all our homes and we were able to assure him that this valuable asset he had waited so long to sell, because he wanted to find the right buyer, was in good hands. We were also happy that he was well known to many in the area and had a good reputation for running Pine Lodge at a very high standard. This naturally aligned with all our values and principles.

“We are always looking to set the standard for care homes, and Conewood Manor and Pine Lodge fit in with our bold vision and mission as a provider. These two acquisitions mark a really important milestone in Eleanor’s journey toward creating a better care sector. As people live longer into their old age, the country needs more quality care homes.”

Jordan Oborne, Associate Director at Christie & Co, and John Harrison, Director at Christie & Co, handled the sales.

Jordan Oborne comments, “Eleanor Healthcare Group is a perfect fit to take on these two brilliant homes in the South East, and we wish them the very best for the future.”

John Harrison adds, “Despite the challenges faced by the healthcare sector this year, the sale of these businesses illustrates the continued buyer demand for high-quality, profitable care homes in the South East of England.”

Conewood Manor Nursing Home and Pine Lodge were sold for undisclosed sums.
