This charming and characterful late 15th century former wool merchants house has been sympathetically adapted over time to create a wonderfully quirky yet original nine-bedroom guesthouse, complete with four-poster and half tester beds.

Graded four-star ‘Guest Accommodation’ by Quality in Tourism, the business also comprises a ground floor bistro (circa 42 covers) and a “Pool Room” which contains a luxurious private indoor heated swimming pool with east facing windows overlooking its own private walled courtyard and garden.

Cardynham House is situated in Painswick, a quintessential Gloucestershire Cotswolds village often referred to as “The Queen of the Cotswolds”. The village is steeped in history and nestled in the surrounding Cotswold Hills, with quaint streets boarded by rows of period houses of mellow Cotswold stone from a nearby quarry. The village’s main street - New Street - dates back to 1428.

Painswick sits at the halfway point of the famous Cotswold Way footpath, making it an ideal stopping point for keen walkers as well as being a base for a plethora of countryside activities. By car, there are many large towns and cities to visit including Oxford (40 miles), Bath (30 miles) and Cheltenham (10 miles).

For the last 21 years, the business has been run by Mr John Paterson, who lives in nearby Cheltenham. Mr Paterson decided to sell in order to pursue a well-earned retirement.

Cardynham House has been purchased by Mr Tom Leahy.

Richard Thomas, Business Agent at Christie & Co, who handled the sale, comments, “As a classic example of traditional Cotswold architecture, combining charm, practicality and an ideal location with a plethora of customer groups, Cardynham House is a great example of how good businesses retain their market desirability despite the ongoing economic impact of Covid-19 on the hospitality sector. Painswick is highly regarded as one of the best places in the Cotswolds to visit and we are delighted to have assisted the seller in retirement and passing this excellent business onto a new owner.”

Cardynham House was sold off an asking price of £1,100,000.
