Traditional Scottish Country House hotel brought to market

Specialist business property advisor, Christie & Co have brought to market Ballathie House Hotel, situated just south of Kinclaven and surrounded by the picturesque countryside of Perthshire, Scotland.

Less than half an hour’s drive from both Glasgow and Edinburgh, the castle-style estate is the perfect getaway in the heart of Scotland and prides itself on being “in the middle of nowhere in the middle of everywhere”.

Within the Riverside House, 100 yards from the main house, there are 28 contained rooms which also enjoy views across the river. Adjacent to this, 12 Sportsman’s Lodges graded as Three-Star have been erected, which are perfect for outdoor enthusiasts.
 
The current owners have owned the larger Estate since 1998 and the hotel since 2005. The sale of Ballathie House presents a unique opportunity to acquire one of Perthshire’s premier country house hotels.
 
There is significant potential for a new owner to increase the estate’s income through the development of additional luxury accommodation or spa facilities within the vast grounds (subject to planning consent). The hotel is a popular wedding venue which would assist growth in this area of the business.
