  • Detailed overview of the local market, including economy, tourism, hotel supply and demand dynamics
  • Assessment of the micro-location, site suitability for hotel use and for the proposed positioning as a Qbic hotel
  • Analysed the competitive market, evolution of supply, demand and performance and developed performance forecast for the local market
  • Provided detailed projections of income and expenses for the hotel as well as sensitivity analysis on various scenarios

Commercial Due Diligence and Valuation – Silken Hotels Portfolio, Spain

  • Conducted Due Diligence on nine hotels (1,600+ bedrooms), part of an NPL portfolio located in urban destinations in Spain on behalf of Pygmalion Capital Advisers LLC and CBRE Global Investors
  • Provided a two-phased analysis that included an assessment of the assets and their respective markets, as well as an estimation of the required CAPEX investmentAdditionally, we provided a RICS valuation for the nine assets and currently provide regular updates on a quarterly basis

Strategic Estate Review and Options Analysis – Riley’s Sports Bars

  • Full estate review including an assessment of the local market in which each site is situated, as well as analysis of the trading performance and tenure at each site
  • The process led to a strategic options analysis, where core assets were identified and a high-level capital expenditure prioritisation assessment was performed
