18th century Rutland village pub with rooms looking for new owner

Specialist business property adviser, Christie & Co has brought to the market The Old Plough, a village pub, restaurant, and hotel situated in Braunston, Rutland.

With the original building dating back to the 18th century, The Old Plough retains a traditional feel with modern touches, having been extended over the years and maintained to a high standard with refurbishments under the current owner. The substantial pub includes a bar with space for 50 covers, a conservatory restaurant for 40 guests with a patio for extra seating and an enclosed beer garden with bench seating and a covered terrace for 20 guests to sit outside, drink, eat and barbecue.

Offering a comfortable and convenient place for visitors to stay, The Old Plough offers five double en suite rooms, one of which has disabled access, catering to both leisure and corporate guests. With a growing reputation for high quality food and its location close to local attractions, such as Rutland Water, Grimsthorpe Castle and the annual Burghley Horse Trials, The Old Plough acts as a prime base for tourists drawn to the area.

The business has historically been run under management and the current owner, Charles Boote, has now decided to sell in order to retire. He comments, “My wife and I have owned The Old Plough for 19 years since 2000, and it has proved to be an excellent investment with continuing great reviews and great potential. We have continually modernised and updated the bar, restaurant and hotel facilities, to the point that The Old Plough is now offering a great experience to customers in Braunston, Rutland and the beautiful surrounding area, but as my wife and I are well past retirement age, it is now time to hand over The Old Plough to the care of new owners.”

Gavin Webb, Senior Business Agent at Christie & Co is handling the sale and comments, "The Old Plough is a superb business and offers a fantastic opportunity for an owner-operator or small multi-site operator to take on a well established hospitality operation. There are limited freehold opportunities available in Rutland and we anticipate strong levels of interest in this well invested and well located site.

“Pubs with rooms are growing in popularity and with its letting accommodation provision affording the business another income stream, this will make The Old Plough an extremely attractive proposition.”

The asking price for The Old Plough has been reduced to £695,000 for the freehold interest.
