The Valley of Rocks Hotel on the edge of Exmoor National Park has been placed on the market by specialist hotel property adviser Christie + Co.

Located in the picturesque coastal town of Lynton, the Valley of Rocks Hotel enjoys an outstanding setting overlooking the dramatic cliffs and quaint harbour of Lynmouth. The hotel operates under the Bay Hotels banner, and is owned and managed by Shearings Holidays.

One of the largest hotels in the area, this early Victorian property retains many of its original features, including an impressive atrium. The 68 en-suite rooms on offer are decorated in simple tones with modern tasteful furniture. 27 of the rooms enjoy exceptional coastal views. There is also a restaurant, relaxing lounge areas and stunning gardens.

Devon is renowned for its scenic walks and there are some beautiful paths right on the hotel’s doorstep, in the Exmoor National Park and the nearby famous Valley of Rocks.

Matthew Smith, Director at Christie + Co’s Exeter office is handling the sale. He comments: “The Valley of Rocks is an established, robust and profitable operation, trading well at a high occupancy. It benefits from a high percentage of repeat custom from guests who visit the region to take advantage of the many nearby attractions and beautiful coastline.”

He adds: “We expect considerable interest from experienced coaching operators and hoteliers looking to expand their portfolios, as well as investors seeking a substantial asset in the centre of Lynton with an opportunity to change the style of operation and focus on the demand for the private leisure market.”

The freehold of Valley of Rocks Hotel is available at a guide price of £1,450,000.
