Bontnewydd is a small village just south of Caernarfon in North Wales.  The home is close to all local amenities including a local railway station and shops.  Gypsy Wood Park, a favourite local outdoor attraction, is also nearby and the home is surrounded by greenery with countryside views.

The home itself is predominantly purpose built having been extended twice in recent years, offering 57 bedrooms. The original double bay fronted stone building also enjoys a second storey which is currently unused and may suit development, subject to permissions. When operational, the home was registered for 61 service users with over half of the rooms enjoying ensuite facilities. The home is fully furnished with luxury fixtures and fittings throughout.

Within the grounds, there is an enclosed garden space and car parking is provided at the front of the building.  There is a further plot of land facing the front of the original building and planning permission is in place for an 8-bed secured mental health facility.

Gary Yeardley, Associate Director of Christie & Co’s Manchester office is handling the sale.  He comments:  “When operational, the home was producing adjusted profits of circa £600,000 enjoying good occupancy.   The home closed late January 2016 and is offered to the market freehold. We are seeing a strong appetite for care and nursing homes in the area and given that the opportunity to purchase such a substantial closed home is rare, we are sure that this particular property will not be on the market for long.”
