The hotel occupies a late Georgian property, constructed in c. 1830, and is set within two acres of mature gardens, benefiting from spectacular views across the surrounding countryside. Due to its location between Gosforth and Seascale, Westlakes Hotel & Restaurant has proven popular with both contractors and workers commuting to nearby Sellafield during the week, as well as tourists and walkers on the weekends.
In addition to the 10 letting bedrooms, there is a dining room which provides breakfast for guests, as well as evening meals for up to 28 diners, including non-residents. A residents’ lounge and bar provide an additional space in which to relax and unwind. Furthermore, the property benefits from a dedicated conference room hosting up to 28 delegates, plus outdoor seating for a further 42 guests, and extensive parking for some 50 vehicles.

The business is currently owned and operated by Geoff & Debra Armstrong, who bought the hotel through Christie & Co 14 years ago and have modernised and refurbished the letting accommodation throughout the ownership, as well as adding the dedicated conference room.

Now seeking a sale in order to retire, Mrs Armstrong comments, “We bought this beautiful hotel 14 years ago for a change in lifestyle and we have thoroughly enjoyed every minute, the area is outstanding. The mix of business has brought us repeat guests, who have stayed with us from the week we moved in, and still stay when they are working or visiting the area, and they feel like family to us. The conference room has been an excellent addition to the business and brought a different stream of business during the day, which has worked very well. I now feel that we are ready to move on to retire and put our feet up, but if we were younger, then we would develop the restaurant into destination eating venue and boutique hotel. The potential is amazing.”

Westlakes Hotel & Restaurant is offered for sale on a freehold basis, with an asking price of £1,000,000.
