Situated on the edge of Builth Wells and a short distance from the Royal Welsh Showground (which hosts the annual Royal Welsh Show every July which is the largest of its kind in Europe), the hotel occupies a fantastic location at the heart of Wales with Brecon Beacons to the South and the Cambrian Mountains to the West.

Caer Beris has a rich and varied history. The Grade II listed building dates back to the 19th Century when it was owned by the third Lord Swansea. In addition, the hotel also has the remains of a Norman Motte and Bailey castle dating from the 11th century within the grounds. The building has been sympathetically improved to provide well proportioned hotel accommodation.

The Hotel has an excellent reputation as an AA 3-star hotel as well as holding an AA Rosette for the excellent quality of dining in the oak panelled 1896 restaurant. Caer Beris offers 23 en suite guest bedrooms, attractive bar, restaurant and function room and sits within 25 acres of well maintained grounds bisected by the River Irfon over which the hotel has fishing rights.

John Coggins of Christie & Co’s Cardiff office is handling the sale and comments: “Caer Beris is a fantastic opportunity to acquire a profitable country house hotel in an area of outstanding natural beauty. This is a popular location for those wishing to enjoy outdoor leisure pursuits including walking, shooting and fishing, including having an exclusive 1,000 yards of salmon and trout fishing in the grounds.

“The hotel is ideally positioned to benefit from the numerous events hosted at the Royal Welsh Showground throughout the year and is also adjacent to the 18 hole Builth Wells golf course.

“The business enjoys excellent levels of trade and good levels of profitability but with significant scope for new owners to push the business forward by growing room sales and further develop the growing events trade to take advantage of the hotels breath taking setting.”

Christie & Co are seeking offers of £1m for the freehold interest in Caer Beris.
