Prior to its closure in March 2016, the home was registered as a 29-bed nursing home offering care and accommodation for the elderly.  Having recently undergone a refurbishment, the home is in good condition throughout its three floors and benefits from double glazing, electronic door systems and a lift.  There is also planning permission in place for the erection of a large conservatory and detached garden annex.

Externally, there is a car park for approximately eight vehicles to the front of the property with a landscaped garden to the rear.

Rose Brae Nursing Home is available freehold with a guide price of £450,000.

Gary Yeardley, Associate Director at Christie & Co’s Manchester Office is handling the sale.  He comments: “The property, offered with vacant possession, will appeal to a variety of purchasers.  The site currently has planning permission suiting the provision of residential accommodation and care but may suit other uses.

“Given its popular location, there is a strong demand for residential property in the area and due to the size and potential of the site, this could also appeal to investors and developers looking at residential redevelopment (subject to planning permission)."
