Hampshire care home sold to regional operator through Christie & Co

Specialist business property adviser, Christie & Co has completed on the sale of Belford House, a well-established and highly regarded care home in Four Marks, Hampshire.

Belford House is a large detached property registered as a care home for 32 service users in the categories of old age, dementia and mental health. The property benefits from having 32 single bedrooms of which 31 have en suite facilities. Planning permission has been obtained to build an additional 10 bedrooms and two pairs of semi-detached bungalows within the grounds. The care home sits in an overall plot of c. 3 acres.
 
Belford House had been operated by the directors of Belford Care Ltd since 2012 and a decision was taken to sell in order to retire from the sector. A confidential marketing campaign was undertaken to targeted applicants with a sale being agreed in a quick timescale. Through this targeted approach a number of offers were received resulting in a price being agreed in excess of the initial guide price.
   
Richard Key, Director of Belford Care Ltd comments, “In 2008 we sold our care home on the Isle of Wight through Charles at Christie & Co and in 2012 we were keen to get back into the sector when Charles offered us Belford House. We have thoroughly enjoyed working with the staff and the residents and their families but felt now was the right time for us to finally retire from the sector. Belford House is a special care home and we will miss it.”

This is the fifth home that Hartford Care have purchased through us recently and we wish them all the best with their new setting.”
