Set over two storeys, there is a bar, lounge area and a fully-fitted commercial kitchen on the ground floor as well as four bedrooms, a lounge, bathroom and a kitchen/office area on the first floor. These rooms have potential to be used as letting rooms or as owners’/staff accommodation.

Mark Loveday, Business Agent in Christie & Co’s Reading office who is handling the sale comments, “This is a great property and we expect a lot of interest from a range of parties. Firstly, as the business is currently wet-led it may appeal to a new or existing operator who is keen to develop the pub’s food offering, making use of the fully-fitted commercial kitchen.

“Alternatively, we also expect interest from developers as, subject to planning permission, there may be an opportunity to convert the existing plot into three residential houses. This has already been achieved on a site immediately adjacent.”

Christie & Co is seeking £475,000 for the freehold opportunity.
