Hotel for sale opposite historic Berwick Castle

Specialist business property adviser, Christie & Co has been instructed to sell The Castle Hotel located in Berwick-upon-Tweed, on the Northumbrian coast and England’s most northerly town.

The property benefits from 15 en-suite bedrooms, a 45 cover restaurant, lounge/bar area with capacity for 200 patrons, a private dining room, and a fully equipped commercial kitchen with various storage and utility rooms. With two of the guest bedrooms situated separately from the rest, on the second floor, this has the potential to be converted into high-quality owners’ accommodation, if required.

Situated at the mouth of the River Tweed near the border of England and Scotland, Berwick has a dramatic past, as ownership of the town was highly contentious between the two countries up until the late 17th century. Today however, the historic market town is a well-known tourist destination and serves as a main stop off point on the London-Edinburgh East Coast railway line, generating a high footfall for the venue along with loyal local custom.

The Castle Hotel is well situated next to the railway station and opposite Berwick Castle, from which its name is derived. It is an excellent base from which to explore the multitude of tourist attractions and destinations including the Northumberland National Park, its stunning coastline, and the many castles and surrounding picturesque villages and towns.

Current owner Patricia Creiger instructed Mark Worley, Director at Christie & Co’s Newcastle office to handle the sale. Mark comments, “Our clients have owned the hotel for many years and are looking to sell to pursue retirement. The business performs very well and is forecast to make profits of circa £170,000 this year.

The demand for small to medium, privately owned Northumberland hotels is very strong, particularly on the coast or in tourist towns and destinations. Over the last few years, Christie & Co have sold leisure and hospitality businesses in notable locations such as Warkworth, Rothbury, Alnwick, Otterburn and the stunning Holy Island, as well as in Berwick itself. We expect that this profitable hotel will generate interest from a wide range of operators in the not too distant future.”

The Castle Hotel is available through Christie & Co at an asking price of £895,000 for the freehold.
