Landmark Bridge of Allan hotel comes to the market

The landmark Royal Hotel, located in a prominent position on the High Street in the heart of the affluent town of Bridge of Allan, close to Stirling, Scotland, has been brought to the market though specialist business property adviser, Christie & Co.

The detached three storey Victorian property features 34 en suite guest bedrooms, extensive and flexible banqueting facilities, and an expansive restaurant and bar. Sitting on over two acres, the hotel provides customer car parking for over 50 vehicles and has development potential to add a further 26 guest en suite bedrooms, front dining terrace and leisure facilities, subject to planning permission.

The hotel has undergone a significant refurbishment and upgrading programme which was completed in Autumn 2017, combining the building’s original period features with a modern finish and sophisticated, bespoke design.

The centrepiece of the renovation project was the reconfiguration of the reception area on the ground floor and the creation of The Fifty Five Bar & Grill, an expansive open plan bar and restaurant with luminous glass frontage, leading to a large wrap-around outside terrace, providing additional dining capacity. In addition, the ballroom and the two flexible function spaces on the first floor were completely refurbished and upgraded to a luxurious standard.

With easy access to Scotland’s main cities and road, rail and airport networks, the hotel enjoys consistently strong levels of business throughout the year and has delivered year on year growth across the different areas of operation. The management has been proactive in developing a wide range of product offerings to secure regular business from different markets including corporate and leisure, weddings and special events, charity events, and the festive season, as well as encouraging additional discretionary spend in the hotel’s restaurant and bar.

Stuart Drysdale, Director at Christie & Co’s Glasgow office, who is handling the sale comments, “The Royal Hotel is an institution within the town and with its significant refurbishment, we expect a high level of demand for the hotel, from local Bridge of Allan entrepreneurs as well as Scottish and international hotel investors.”

Christie & Co is seeking offers in excess of £2,500,000 for the freehold interest of the Royal Hotel.
