Popular pub & hotel on the East Sussex coast comes to the market

The White Lion Hotel, nestled between the busy port of Newhaven and the beautiful Seven Sisters Cliffs in East Sussex, has been brought to the market through specialist business property adviser, Christie & Co.

The family friendly pub and hotel comprises a traditional bar area for up to 30 covers, a separate 20 cover sports bar with a pool table and darts board, a conservatory restaurant and a function room which cater for 74 covers altogether, along with a large commercial kitchen and a small cellar. The property, which sits 400 yards from the Seaford seafront and offers coastal views, also boasts seven well presented en suite letting bedrooms located on the first floor, which benefit from separate access.

With extensive outside space, The White Lion features an external seating area for 40 covers to the rear, a designated smoking shelter to the side and a further seating area to the front for 20 covers. The pub’s car park provides space for 10 vehicles, along with unrestricted off road parking and four garages.

Situated in the coastal town of Seaford, often noted as having one of the most beautiful beaches in the UK, the area draws visitors to its stunning coastline year round and is popular with those who wish to take scenic walks in the surrounding area and explore the picturesque town itself.

The current owners, John & Eileen Treacy, have owned the business for 14 years and have now decided to sell in order to retire.

James Hughes, Senior Business Agent at Christie & Co’s Maidstone’s office is handling the sale and comments, “This is a retirement sale of a lovely coastal hotel and pub that has been built up during the current owners’ 14 year tenure. It would suit a number of buyers looking to take on a thriving business situated in a prime location, with potential for expansion by increasing food sales. The EBITDA is high, showing the business to be very profitable and sustainable.”

Christie & Co is seeking a guide price of £1,150,000 for the freehold interest of The White Lion Hotel.
