Following extensive renovations, The Three Crutches is seeking a new owner.  The pub, which is popular with the local community and those who visit the local area from afar, is highly praised for its food and welcoming atmosphere. Catering for 100 guests in the modern restaurant, the attractive pub includes a five-bedroom owner’s accommodation, ample parking for 50 cars and a pleasant beer garden with children’s play area. The restaurant is also currently used as a private function room catering for weddings, wakes, christenings, anniversaries as well as business meetings and events.

The pub is known to staff and locals as ‘The Crootches’, a name which dates back to a 13th century tale of a Templar Knight who was shot by an arrow and found at the location where the three roads met: ‘the three crosses’.  Crooches is believed to be an old country term for ‘crosses’, giving the pub its name.  It is also believed that Charles Dickens was a visitor to the pub when he lived at Gad's Hill Place in nearby Higham.

Strood is a well-populated town, located less than two miles from Rochester, across the river Medway and the landmark 11th century Norman castle. Rochester is located around 30 miles from London and is well served by a direct train link.

Current owners Gavin and Dawn Coward have run the pub for two years and plan to sell to focus on their other businesses.

The sale of this business offers the new owner a great opportunity to take on a popular food-led pub, which has the potential to increase profitability by being taken over by an owner-operator.

James Hughes, Senior Business Agent at Christie & Co, is handling the sale and comments, “The Three Crutches is a newly refurbished pub that is in great condition, whilst also having very high sales and being very profitable. I believe it would be good asset for an investor or multiple operator as it is already manager and staff run but could also be converted back to being owner operated in order to increase profitability.”

The Three Crutches is on the market at a price of £175,000.
