Situated on the edge of the picturesque market town of Grassington, capital of Upper Wharfedale, the contemporary guest house is considered the “Jewel in the Crown” of the Yorkshire Dales. The property is a previous winner of Channel 4’s popular reality show ‘Four in a Bed,’ and holds the highest TripAdvisor ranking for the area. It is also highly rated on Booking.com.

Grassington is the new 'Darrowby' - the fictional village in the legendary and hugely popular James Herriot novels. Channel 5 released a six part series based on the books late last year, followed by a Christmas special. A second series has already been commissioned, set to be filmed early this year, due to its huge popularity in the UK and the series is currently being broadcast in the USA, amongst other countries. It will only add to Grassington's popularity and, on the back of this, there is already significant demand for property in the village.

With its stunning scenery, history and architecture, great shops and friendly dining venues, the area is a hotspot for tourists and draws large numbers of visitors to the area each year, which greatly benefits the guest house. The three-storey stone-built property comprises 10 contemporary letting rooms, including one suite arranged over two floors, as well as a lounge, dining room for 18 guests and an additional guest lounge/sitting room. There are a further 2 rooms in an annex which is held on a leasehold basis.

The current owners, Tim and Diane Lowe have owned Grassington Lodge since 2004 and in that time, they have extended and continuously improved the property.

After an unbelievably busy and profitable few months in the months following the COVID-19 national lockdown due to the boom in staycations seen this year, they have made the decision to bring the property back to market.

They comment, “In the short period of time we opened last summer, the business has never been as profitable. However, it has been our ambition to sell the business for a while now and we feel that doing so on the brink of an undoubted post-covid boom in terms of staycations is the right time for us to do so. The business is manageable for an owner-operator couple who want to work full time in the business. However, we’ve run it under management and taken a more passive role at times depending on our circumstances. It’s a very versatile business and how its operated would be up to the new owners.”

David Cash, Associate Director at Christie & Co is handling the sale and adds, “During 2020 we saw a big increase in demand for accommodation led businesses in tourist settings, either in the countryside or at the coast. Despite the challenges the sector continues to face we are already seeing this sentiment continue. Not only do village settings like Grassington afford business owners a great opportunity to run profitable concerns, there is a great lifestyle to be had as well. We expect interest from prospective buyers looking for a change in lifestyle, but also seasoned hospitality industry professionals.”

Grassington Lodge is currently on the market with a guide price of £925,000 for the freehold.
