Substantial 4 star hotel on the River Cammarch for sale

Cammarch Hotel, situated in the village of Llangammarch Well in Powys, close to the River Irfon, has been brought to the market through specialist business property adviser, Christie & Co.

The substantial four storey property, believed to date back to 1860, is ideally located for tourists looking to enjoy the beautiful Welsh countryside and local outdoor pursuits. The hotel sits on two acres of gardens and owns 3.5 miles of fishing rights on the River Irfon, plus a further mile on the River Cammarch, which runs around the grounds.

Having been extensively refurbished by the current owner, Cammarch Hotel comprises a bar area which is also open to the public for up to 45 covers, a restaurant for up to 30 covers, and 12 ornately decorated en suite guest bedrooms. Additionally, there are two separate conservatories and a large terrace overlooking the picturesque gardens with seating for up to 26 guests.

The owner currently lives on site in a first floor annexe, which provides a bedroom, laundry room, and staff toilet, but this space is flexible and can be utilised for alternative staff or guest usage.

The town of Builth Wells is a short drive away and has a thriving rural community, home to the Royal Welsh Agricultural Society Showground which hosts events throughout the year. The events attract hundreds and thousands of visitors to the area annually and the region is a magnet for tourists, with the Alternative Games at Llanwrtyd Wells, the Brecon Jazz Festival and Hay Festival also hosted in the area.

Kathryn Dangerfield has owned and operated Cammarch Hotel for over 10 years and is looking to sell the business in order to retire. During her time at the hotel, Ms Dangerfield has improved the property considerably, being awarded an AA 4 Star rating, as well as generating extremely positive reviews on hotel booking and rating websites including TripAdvisor. Ms Dangerfield comments, “It's been my privilege over the past 10 years to live in this magical place and a labour of love to restore the building and establish the business. I've met many wonderful people in the process, but now the Cammarch needs someone younger with the energy to drive the business forward."

Corrina Jones, Senior Business Agent based in Christie & Co’s Cardiff office who is handling the sale, comments, “This is the perfect opportunity a new owner to drive the business forward by focusing on advertising and promoting the hotel as a niche destination for anglers and promoting or organising fishing events. Its scenic location would also be ideal for a lifestyle buyer and due to the constant flow of tourism to the area, the hotel is well placed to continue and grow its strong level of trade.”

The Cammarch Hotel is on the market at a guide price of £595,000 for the freehold interest.
