Two North Wales convenience stores brought to the market

Specialist business property adviser, Christie & Co has brought to the market a Premier branded convenience store in Abergele, and LJ Stores, an independent convenience store in nearby Colwyn Bay.

The Premier store is located in the centre of Abergele, a North Wales market town accessed via the A5, and close to the popular resort town of Rhyl. LJ Stores is situated approximately seven miles away in the coastal community of Colwyn Bay.

The stores both trade unopposed and as such are heavily relied upon by the local community, offering household products, confectionery, bakery goods, tobacco and alcohol. Additionally, both sites also offer PayPoint and National Lottery services, and the Premier store in Abergele has a cash machine on site.

Both stores are owned by Brijesh Patel, who has operated the Premier and LJ Stores for four and three years respectively and is now seeking a sale in order to emigrate to the US. Mr Patel comments, “I have thoroughly enjoyed running both stores and am looking forward to finding new owners to carry them on.”

Ashley Cobban, Business Agent at Christie & Co is handling the sale of both businesses and comments, “The stores are ideally suited to a hands-on owner operator, who is looking for a lifestyle business along one of the UK’s most beautiful coastlines. The Premier in Abergele includes spacious family accommodation allowing a potential purchaser to live and work at the heart of the community. At LJ Stores, there is the opportunity to add accommodation above the store, which is certainly achievable given the reasonable leasehold premium and low passing rent.”

The Premier, Abergele is offered for sale on a freehold basis, with an asking price of offers in excess of £400,000. LJ Stores is offered for sale on a leasehold basis, with an asking price of £75,000.
