Ye Olde Inn brought to the market through Christie & Co
Specialist business property adviser, Christie & Co has brought to the market Ye Olde Inn, a Grade II listed inn, situated in the picturesque village of Westerleigh in South Gloucestershire, on the edge of the Cotswolds Hills.
Ye Olde Inn occupies a detached three storey property, parts of which date back to the 13th century, while the main building was constructed in the 17th century. The inn retains most of the original character and period features throughout, such as open fireplaces and exposed beams. The pub comprises a snug, 22 cover main bar area, a second bar area with capacity for a further 30 covers, in addition to a conservatory dining and function room for 30 covers, which was added in the 1990s.
Substantial owner’s accommodation is arranged over the first and second floors, comprising two bedrooms and a lounge with an open plan kitchenette on the first floor, as well as a further three bedrooms on the second floor.
Nicholas Calfe, Director at Christie & Co is handling the sale and comments, “Ye Olde Inn offers tremendous potential for new owners to convert the owner’s accommodation into letting accommodation, subject to planning permission. Alternatively, a new owner could engage with the local community by supporting and hosting both the local cricket and football teams, as well as building on the food reputation and promote local ales.
“This property would also suit alternative use as a professional practice, convenience store or restaurant, for example, or possibly conversion into a residential dwelling, subject to the normal consents.”
Christie & Co is seeking a guide price of £395,000 for the freehold interest of Ye Olde Inn.
