Very much like the rest of the country, we are seeing extremely high demand for all types of care homes in Gloucestershire.
What are buyers looking for?
We have recently sold a huge variety of care facilities in the county, including small, converted care homes, large purpose-built homes and a specialist care home group. Due to this wide variety of stock, our buyer pool ranges from first-time buyers and local operators to large national providers looking to expand their portfolios.
The care homes that have generated the most interest are purpose-built properties, with over 40 beds and en suite facilities. These larger assets are receiving multiple bids from local and out-of-area regional operators looking to expand their portfolios, which is creating competitive tension and bids in excess of the guide prices. That said, all types of assets are in demand given the strength of the market and undersupply of available businesses.
Where are buyers looking?
The buyer pool for Gloucestershire is wide and varied, in part due to being within proximity of the M5 and M4 motorways. We see enquiries from locals as well as buyers from London, Bristol, and Birmingham. The affluent catchment areas offered in Gloucestershire are also appealing in the market. Buyers are seeking opportunities close to a supply of labour.
