The pharmacy market in the South West of England and South Wales is particularly busy at the moment, with a range of pharmacies up for sale, from rural pharmacies dispensing circa 5,000 items, to high-volume urban pharmacies. We also have a variety of small groups on the market.
First-time buyers are the dominant buyer group both in the region and across the rest of the UK. Typically, they are interested in pharmacies in larger towns or cities; however, the rural areas represent excellent value for money, and are also very popular with a range of buyers. A good example of this was the recent sale of a very rural pharmacy in the Welsh Valleys that sold to an expanding operator with close to 10 branches, who recognised an opportunity for growth within the pharmacy and wanted to increase their own foothold in the area.
There is an increasing number of operators with two or three pharmacies who are looking to expand their portfolios, sometimes aggressively, with well-located pharmacies, sometimes attracting multiple offers before launching to market.
We are also seeing more independent and retirement sales in the South West and South Wales, as the market stabilises following the past few years of mass corporate disposals. Whilst pricing has stabilised somewhat, the area still represents fantastic value in comparison to typically more expensive areas, such as the South East.
EXPECTATIONS FOR THIS MARKET IN 2026
The introduction of the Electronic Prescription Service (EPS) in Wales is having a positive impact, as more rural-based pharmacies can more efficiently serve their local communities. By September 2025, two-thirds of all pharmacies in Wales were using the system, which is expected to be fully integrated by November 2026. This, in turn, is creating better value for more rural pharmacy businesses.
We also anticipate increased investor interest across the pharmacy sector this year. As investors continue to focus on higher‑performing pharmacies, heightened competition is likely to drive prices for these businesses to new highs.
