Impressive best-in-class West Midlands dementia care homes sold to CareTrust REIT and Kinly Care
Specialist business property adviser, Christie & Co, has announced the sale of Specialist Dementia Care provider, Alpha Health Care Group. The 270-bed, West Midlands-based group comprises two high-performing care homes known as The Lakes in Walsall and Hampton Court Care Home in Bilston, Wolverhampton.

The Lakes Specialist Dementia Care Facility comprises Lakeview Care Home and Waters Edge Care Home, which are registered for a combined total of 214 residents, with 192 operational en suite beds. It is a unique, best-in-class integrated dementia service, which has an impressive team of specialist staff who are trained to provide high-quality therapeutic support and care to people who have varying forms of dementia, progressive neurological illnesses, and acquired brain injuries (including strokes).
Hampton Court Care home is registered for 80 residents, with all bedrooms having en suite facilities. It was acquired in 2022, and it has since been fully refurbished and has adopted Alpha’s established dementia pathway model.
The homes serve the growing demand for elderly dementia and specialist dementia care in the West Midlands.
Following a confidential sales process handled by Martin Gould at Christie & Co, the homes have been purchased by CareTrust REIT (formerly Care REIT), marking the first acquisition deal in the UK for them since acquiring Care REIT earlier this year. The homes will be run by Kinly Care under a long-term lease, with CareTrust REIT as the landlord.

The homes were sold for an undisclosed price.
