Highly rated B&B on North Coast 500 route for sale for £995,000

Specialist business property adviser, Christie & Co, has been instructed to sell Applecross B&B in the coastal town of Toscaig, Scotland.

Applecross B&B

The B&B provides seven newly refurbished en suite bedrooms, which can accommodate up to 16 people. The rooms are a mixture of king size and twin, and two of the ground floor bedrooms lead directly to the outdoor patio area where guests can enjoy the stunning natural views. On the ground floor is a large, well-equipped kitchen with a breakfast room and guest lounge which features a cosy wood burning stove and sliding glass doors with views over the Scottish mountains.

The B&B is ideally situated in the Applecross peninsula, just off the North Coast 500 - known as the ‘route 66’ of Scotland. It has been voted by tourist groups as ‘The Best B&B on the North Coast 500’, boasting many five-star reviews on sites such as Google and Tripadvisor. The Applecross peninsula has a buzzing community life, which means that the B&B benefits from both local and tourist trade, with many car enthusiasts and cyclists passing through the NC500 to Inverness.

This sale presents an excellent opportunity to acquire a well-performing business, with an impressive Tripadvisor rating of 9.7. There is further opportunity for new owners to extend the trading season throughout the year, and to let out the property for wedding venues and outdoor parties. The 0.796 hectares of land surrounding the property could be developed for lodges or shepherd huts.

The current owner Marion Clark is selling to focus on other interests, which now presents an excellent opportunity to purchase a well performing B&B.

Tony Spence, Senior Business Agent at Christie & Co, who is handling the sale, comments, “I am delighted to be given the opportunity to sell Applecross B&B as this provides an excellent opportunity to a new purchaser to grow an already successful business. The property has received significant investment over the last year and therefore would require no immediate capex.”

Applecross B&B is on the market with an asking price of offers over £995,000.
