The Battlesteads is a country hotel with 22 bedrooms including five luxury lodges. Dating back to the mid-1700s, the property is home to a restaurant, a characterful bar with open fireplace, a function room for private parties and gatherings, and a sunny conservatory with further seating. To the rear is a covered patio terrace for al fresco dining, overlooking a west-facing walled garden.

Detached from the main building are the five lodges with spacious bedrooms/sitting rooms, bathrooms, skylights and south-facing terraces.

The Battlesteads is also home to a state-of-the-art Observatory with retractable roof, viewing room and high-powered telescope, taking full advantage of the Northumberland National Park which sees some of the darkest skies in England. The Observatory is a unique offering which attracts visitors and generates additional income for the hotel.

The business has won multiple awards for its sustainability credentials and self-sufficiency, including the North East Chamber of Commerce ‘Green Business of the Year’, The Caterer ‘Sustainable Business Award’, Visit England Awards of Excellence ‘Sustainable Tourism Business Gold’ and AA Hospitality Awards ‘Eco Hotel of the Year’. It has a Biomass Boiler, 36 solar panels, on-site laundry facilities, and fruit, vegetables, herbs and flowers are grown on site in climate-controlled polytunnels.

The Battlesteads is ideally located on the edge of Wark and is popular with tourists travelling to visit destinations such as Hadrian’s Wall and Kielder Forest and Water Park.

Mark Worley, Director at Christie & Co, is managing the sale process and commented, “The owners of Battlesteads should be commended for their sustainable and eco-friendly business model, which not only helps to save the planet, but also goes a long way in providing the very healthy profits generated by the business.

“The biggest challenge for hospitality operators in the current climate is increasing utilities charges for heat, light and power, plus the cost of produce for food and beverage consumption. Battlesteads’ ethos of growing fruit, herbs and vegetables on site, plus the savings made and income generated by the huge solar panel and biomass boiler, as well as the green laundry operation on site, massively reduce their outgoings.”

The property is on the market with an asking price of £1,600,000. For further information, visit the property page here: https://www.christie.com/6445218/
