Located in Port de Sóller, on the island’s north-west coast at the foot of the Serra de Tramuntana, a UNESCO World Heritage Site, the adults-only hotel comprises 114 rooms and suites offering views over the bay or the surrounding mountains. The property features 5,600 sqm of built area, three food and beverage outlets, including a restaurant operated under the renowned NENI brand, an outdoor swimming pool, and a wellness area with a spa, sauna, steam room, and yoga space.
After a comprehensive renovation in 2018, JP Immobilien successfully repositioned the asset as a lifestyle hospitality concept under the Bikini Island & Mountain Hotels brand, created by the founders of 25hours Hotels.
Following a highly targeted marketing process managed by Christie & Co, the transaction attracted interest from a select group of international investors, ultimately resulting in the acquisition by Amundi Real Estate Italia SGR.
The transaction is particularly noteworthy for its cross-border character, bringing together a Spanish hospitality asset, an Austrian seller, and a European institutional investor. It also represents a landmark moment for Mallorca's hotel investment market, demonstrating that institutional capital is increasingly willing to deploy into high-quality resort destinations traditionally dominated by private investors and owner-operators.
The deal further highlights the attractiveness of supply-constrained leisure markets, where strong tourism fundamentals and limited development opportunities continue to support long-term value creation. Mallorca stands out in this regard, with the 2022 moratorium on additional hotel bed capacity creating significant barriers to entry and reinforcing the scarcity of prime hospitality assets. Port de Sóller, in particular, is widely regarded as one of the island's most desirable hotel markets, combining exceptional natural surroundings with a resilient and established accommodation sector.
The asset stands out as one of the most distinctive lifestyle hospitality offerings in Mallorca, combining an internationally recognised concept, strong operational performance, and a prime location.
The successful outcome reflects JP Immobilien’s proven track record in developing distinctive hospitality concepts and Amundi’s conviction in the long-term fundamentals of leading leisure destinations. Christie & Co is proud to have advised on this landmark transaction, which highlights the increasing convergence between institutional capital and premium hospitality assets in Europe's most sought-after resort destinations, while setting a new benchmark for investment in the Mediterranean leisure hotel sector.
Alberto Martín, Investment Director at Christie & Co Spain & Portugal, comments, “The sale of Bikini Island & Mountain Port de Sóller demonstrates the increasing maturity of the European resort hotel investment market. As institutional investors continue to seek exposure to high-quality hospitality assets, destinations such as Mallorca, characterised by strong fundamentals and significant barriers to entry, are becoming increasingly relevant within global investment strategies. We are delighted to have successfully advised our client on this landmark transaction.”
The transaction reflects Christie & Co’s continued track record of advising on landmark hospitality investment deals across Europe’s leading destinations.
