Christie & Co brokers sale of 74-bedroom luxury care home turnkey development in Surrey for Aspire LPP
Specialist business property adviser, Christie & Co, has announced the sale of a turnkey development in Clandon Road, Guildford, Surrey, with planning consent for a 74-bedroom care home, which will be delivered by Aspire LPP.

The site was identified by the specialist care developer as having suitability for care usage and occupies a prime position on Clandon Road (A247); an area which is undergoing local housing development and regeneration.
The consented care home scheme, granted in January 2026, will have 74 en suite wetroom bedrooms and luxury communal resident areas, including a café/bistro with a terrace patio, hair and beauty salon, activity room, celebration room, library, cinema, choice of lounge and dining spaces, and landscaped gardens.
Following a sales process with Sara Hartill at Christie & Co, the site has been sold to a national operator, becoming the latest addition to their UK-wide portfolio. The care home is to be built by Aspire Construct, a specialist healthcare contractor with a growing delivery pipeline of over 500 beds in the next two years.
