The Tyler’s Kiln was originally purchased in 2012 to prevent the village’s only pub, then known as The Ivy House, from being converted into student accommodation. Determined to preserve an important community asset, the current owner acquired the property and embarked upon an extensive refurbishment and expansion project, lasting more than two years, to reimagine the pub as a destination venue unlike any other in the area.
The award-winning venue opened in January 2015, rebranded as The Tyler’s Kiln, and quickly became one of the most talked-about village pubs in the Canterbury area, gaining recognition for its unique design, hospitality and warm welcome. Inspired by Tyler Hill’s medieval tile-making heritage, the venue combines bespoke joinery, stained glass, handmade bricks and traditional wattle and daub with modern lighting and technology to create a striking and atmospheric setting rarely found in village pubs.
The pub offers versatile bar and restaurant areas, a hidden snug, a 14-cover private dining room and a spacious beer garden, and has won multiple ‘Pub of the Year’ awards and featured in national and international press and television.
Following several successful years of trading, the owner has now decided to step back from running the pub and is seeking a new “Keeper of the Kiln” to take the venue into its next chapter.
The owner commented, “The Tyler’s Kiln has always been far more than just a pub - it’s been a labour of love for me and an important part of the Tyler Hill community.
“After much thought, I have decided to offer The Tyler’s Kiln for sale and invite someone new to lead it into its next chapter. With recent refurbishment works completed, it’s ready for a new owner to reopen with minimal additional outlay. To make this achievable, I’m prepared to offer seller-backed mortgage finance to the right buyer, supporting someone committed to long-term ownership, where each monthly payment goes towards owning the building they work hard for.
“I believe the future of The Tyler’s Kiln lies with an owner-operator who will take pride in it and build something lasting for the village. I’ll gladly support a new owner however I can, and I look forward to the day we gather around the fireplace once again with a new ‘Keeper of the Kiln’ at the helm.”
Keith Bridgen, Business Agent at Christie & Co, is managing the sale process and added, “The Tyler’s Kiln is a well-positioned freehold gastropub and restaurant which presents an excellent opportunity for an incoming operator to re-establish trading or reposition the business to suit a variety of hospitality concepts. We encourage interested parties to get in touch for further information.”
The Tyler’s Kiln is on the market with a freehold asking price of £995,000 plus VAT.
