Six-acre Wiltshire vacant former care facility goes up for sale

Specialist business property adviser, Christie & Co, has been instructed to sell the vacant former care facility, South Newton Hospital in Salisbury, Wiltshire.

The former South Newton Hospital in Salisbury

South Newton Hospital, which closed in 2023, is a vacant former rehabilitation centre for adults that comprises 131 en suite bedrooms and five private flats spread across a range of buildings, including a number of nursing homes and 10 bungalows which were operated as independent units. The main hospital building benefits from additional amenities for residents including a physio pool, suites and gym, and the areas around the property have been landscaped and comprise predominately lawned areas with mature trees and shrubs.

The facility sits on a generous circa six-acre site in the Wiltshire village of South Newton, circa 9.1 km to the north west of the historic Cathedral city of Salisbury and to the east of the Cranborne Chase Area of Outstanding Natural Beauty. The immediate area benefits from amenities including public houses, hotels, a village hall, and a recreation ground.

This sale presents an excellent opportunity for a new owner to reopen the site as a care facility, with 81 beds available for immediate use (41 of which could carry either a care or hospital registration), and a further 50 following refurbishments. The site is also suitable for various alternative uses, including C2 and C3 care and extra care accommodation or residential housing, subject to planning consent.

The sale is being handled by Charles Phillips and Jordan Rundle at Christie & Co.

Charles Phillips, Director – Care at Christie & Co, comments, “This is an exciting opportunity to purchase a large site which offers tremendous potential, subject to all necessary permissions. At present, the properties have a combined GIA of 10,038 sqm and there could be scope for further development on the site.”

Offers are invited for the freehold of South Newton Hospital.
