The 11 properties – situated in London, Nottingham, Bristol, King’s Lynn, Buntingford, Crawley, Horsham, Maidstone and Portsmouth – are occupied by leading corporate dental operator, Colosseum Dental.
Following a sales process with Jonathan Watson at Christie & Co on behalf of a private landlord, the freeholds have been acquired by five different investors within the sector. The current tenants will remain in situ, and the businesses will be unaffected.
Jonathan Watson, Director for Investments at Christie & Co, comments on the dental investment market, saying, “What makes this transaction particularly interesting is that the assets were ultimately acquired by five different buyers from within the dental sector. That level of demand from operators and dental investors reflects the confidence the market has in the future of UK dentistry.
“The sales process generated interest from a wide range of purchasers, including dental groups, private investors, family offices and institutional capital, highlighting the growing appeal of dental property investments. Through our specialist Capital Markets team, we were able to leverage our extensive relationships across the sector and ultimately place the portfolio with buyers who understood both the operational and strategic value of the assets.
“Dental property investments continue to be highly sought after due to the combination of strong covenant-backed income, long lease structures, and historically low levels of occupational impairment. Investors are also increasingly attracted by the opportunity to hold assets that support the delivery of essential healthcare services while diversifying away from more traditional commercial property sectors.
“The success of this sale demonstrates both the continued appetite for dental investments and the depth of capital actively targeting the healthcare real estate sector.”
The freehold investments were sold for an undisclosed price.
